Whether you‘re looking for your family’s forever home or ready to say goodbye to renting, buying a home is an incredibly exciting chapter of your life. It can also feel overwhelming if you don’t know what to expect.

Apple FCU is here to help, every step of the way. Here are the seven key steps you can expect when you apply for your mortgage.

7 Things to Expect When You Apply for a Mortgage

1. A Hard Credit Check and Review

Your lender will pull your credit report to review your credit history, payment habits and overall financial profile. This is called a hard credit inquiry and may have a small, temporary impact on your credit score for up to a year.

2. Request for Documentation

Be prepared to provide documents that verify your income, employment and financial situation. Common requests include pay stubs, W-2s, tax returns and recent bank statements.

3. Debt-to-Income (DTI) Analysis

Your lender will compare your monthly debt payments to your gross monthly income. This debt-to-income ratio helps determine whether the mortgage payment fits comfortably within your budget.

4. Property Appraisal and Inspection

An appraisal is ordered to determine the home's market value and ensure it supports the loan amount. A home inspection—while typically optional—can help identify potential issues with the property before you move forward.

5. Underwriting and “Condition” Requests

During underwriting, your application and documentation are reviewed in detail before final approval. At this stage, it's also common for underwriters to request additional documents.

6. Verification of Assets for Closing Costs

Your lender will verify that you have the funds needed for your down payment, closing costs and any required reserves. Document the source of funds in your accounts if requested.

7. Loan Estimate and Final Disclosure

Early in the process, you'll receive a Loan Estimate outlining your expected loan terms and costs. Before closing, you'll receive a Closing Disclosure with the final details, giving you time to review everything before signing.
